Torch-on roofing

Torch-on roofing in North Vancouver & Vancouver

Torch-on (SBS modified bitumen) is the most common flat roof in the Lower Mainland. We install, replace and repair two-ply torch-on systems on homes, stratas and commercial buildings.

Torch-on roofing is a two-ply system of SBS modified bitumen. A base sheet goes down first, then a cap sheet with a granulated surface that protects the roof from UV. The layers are fused with heat, which creates a continuous, waterproof membrane that handles our wet winters well.

We install and repair torch-on roofs on everything from Vancouver Specials and modern homes to townhome complexes, stratas, schools and commercial buildings across North Vancouver and Metro Vancouver.

Signs your torch-on roof needs work

  • Water still pooling a day or two after rain
  • Blisters or bubbles in the membrane
  • Seams that are lifting, cracked or separating
  • Bare patches where the granules have worn off the cap sheet
  • Leaks around rooftop units, vents or skylights
  • Blocked or slow roof drains

Torch-on vs. TPO

Torch-on is a proven, durable system and the most common choice for flat roofs in the Lower Mainland. TPO is a lighter single-ply membrane that's popular on commercial buildings and can be a good fit where torch-applied systems aren't ideal.

The right choice depends on your building, what's on the roof, how the roof is used and your budget. We'll look at the roof and explain the options in plain language before you decide. See our flat roofing page for more.

What affects the cost of a torch-on roof

  • The size of the roof
  • What has to come off first, like an old tar and gravel roof or several old layers
  • The condition of the roof deck underneath
  • Drains, parapets, skylights and rooftop equipment that need detailing
  • Height and access to the roof
