FAQ

Quotes & pricing

How much does a roof replacement cost in North Vancouver?

Roof replacement costs depend on the size and pitch of the roof, the material (asphalt shingle, cedar shake, metal or flat), how many old layers need removing, decking repairs, and details like skylights and chimneys. Vancouver Roofing & Solar gives a free, itemized written quote after measuring the roof, and the quoted price is the price you pay.

How much does a roof repair cost?

It depends on the roof type and how much damage there is. Vancouver Roofing & Solar inspects the roof and gives a free written quote before any work starts, with no surprise charges later.

Do you offer free roofing quotes?

Yes. Vancouver Roofing & Solar offers free, no-pressure roofing quotes across North Vancouver and Metro Vancouver. Call (604) 338-5257 or use the quote form, and we usually call back the same day.

How quickly can you come out?

FAQ

Roof replacement

How long does a roof replacement take?

Most residential roof replacements take a few days. Larger or more complex roofs, cedar and metal installs, and wet weather can take longer. Your quote includes an expected timeline.

What warranty do you offer on a new roof?

Every roof replacement from Vancouver Roofing & Solar includes a standard 10-year warranty. Extended warranty coverage is available as an upgrade.

How long does a roof last in Vancouver?

Roughly 15 to 25 years for asphalt shingles, 20 to 30 years for well-maintained cedar shake, 15 to 25 years for torch-on and TPO flat roofs, and 40+ years for metal. Shade, moss, ventilation and maintenance all affect lifespan.

What is the best roofing material for Vancouver's climate?

It depends on your home and budget. Asphalt shingles offer the best value, metal lasts the longest and sheds rain and moss well, cedar shake gives a classic look but needs more upkeep, and flat roofs need torch-on or TPO. Vancouver Roofing & Solar can quote more than one option so you can compare.

Do I need a permit to replace my roof?

It depends on the municipality and scope of work. Rules differ between the City of North Vancouver, the District of North Vancouver, West Vancouver and other Metro Vancouver cities. We confirm what's required for your address before starting.

FAQ

Repairs & leaks

My roof is leaking. What should I do?

Move valuables out of the way, catch the water with a bucket or tarp, and stay off the wet roof. Then call Vancouver Roofing & Solar at (604) 338-5257 and tell us it's an active leak.

Should I repair or replace my roof?

If the damage is localized and the roof still has years left, a repair is usually best. If the roof is old, has leaks in several places, or the decking is soft, replacement is usually better value. Vancouver Roofing & Solar gives you an honest recommendation and won't push a new roof you don't need.

Does home insurance cover roof damage?

It depends on your policy and the cause. Sudden damage like windstorms or falling branches is more often covered than wear and age. We can provide photos and a written report to support a claim.
