Vancouver Roofing & Solar crew working on a flat commercial roof at St. Edmund's Elementary in North Vancouver

Flat and low-slope roofs work hard in the Lower Mainland. Water doesn't run off them as quickly as a pitched roof, so seams, drains and flashing details matter. Most flat roof problems start with water that sits where it shouldn't.

We install, repair and maintain flat roofs on everything from Vancouver Specials and modern homes to townhome complexes, stratas, schools and commercial buildings. That includes work at St. Edmund's Elementary in North Vancouver.

Common flat roof problems we fix

  • Ponding water that sits for days after rain
  • Blisters or bubbles in the membrane
  • Cracked or separated seams
  • Leaks around rooftop units, vents and other penetrations
  • Blocked or failing roof drains and scuppers
  • Aging tar and gravel roofs that leak in several places

Torch-on vs. TPO: which is right for your building?

Torch-on (SBS modified bitumen) is a proven, durable system and the most common choice for flat roofs in the Lower Mainland. TPO is a lighter single-ply membrane that's popular on commercial buildings and can be a good fit where torch-applied systems aren't ideal.

The right choice depends on your building, what's on the roof, how the roof is used and your budget. We'll look at the roof and explain the options in plain language before you decide.

For stratas and property managers

We work with strata councils and property managers who need a roofer that shows up, communicates clearly and documents the work. Ask us about inspections and condition reports to help plan roof budgets and avoid emergency repairs.

FAQ

Flat roofing questions

How long does a flat roof last in Vancouver?

A properly installed and maintained torch-on or TPO roof typically lasts about 15 to 25 years. Ponding water, blocked drains and skipped maintenance are the most common reasons flat roofs fail early.

Why is water pooling on my flat roof?

Usually because of blocked drains, low spots in the roof deck, or insulation that has compressed over time. Water that sits for more than a day or two after rain speeds up wear on the membrane. We can find the cause and fix the drainage.

Can you replace a tar and gravel roof?

Yes. We remove old tar and gravel roofs and replace them with a modern membrane system like torch-on or TPO.

Do you work on commercial and strata buildings?

Yes. Vancouver Roofing & Solar works on commercial, institutional, multi-family and strata buildings, as well as homes with flat or low-slope roofs.

Do you offer free flat roof quotes?

Yes. We inspect the roof and give you a free written quote for the repair or replacement.
