Flat roof repair and replacement, maintenance programs and condition reports for commercial buildings, stratas and property managers, done by our own in-house crew.

Commercial and strata roofs are a different job from a single house. They're bigger, usually flat or low-slope, often covered in rooftop equipment, and there are owners, tenants or residents to work around. Councils and property managers also need the work documented so they can plan budgets and report back.
Vancouver Roofing & Solar works on commercial, institutional, multi-family and strata buildings across North Vancouver and Metro Vancouver, including St. Edmund's Elementary in North Vancouver. Every job is done by our own in-house crew, which is insured and covered by WorkSafeBC.
Torch-on (SBS) and TPO systems, including replacing old tar and gravel roofs with a modern membrane.
Finding the real source of a leak on large flat roofs, around rooftop units, drains and penetrations.
Scheduled inspections, roof drain clearing and resealing, so small problems don't turn into emergency repairs.
Written reports with photos on the roof's condition and what we recommend, to help councils plan roof budgets.
Flashing and seals around mechanical units, vents and other penetrations, where most commercial leaks start.
Pitched roofs on townhome and multi-family complexes in asphalt shingle, cedar shake and metal.
You need a roofer that shows up, communicates clearly and documents the work. We give you photos and a written report on what we found, explain the options in plain language, and put everything in a written, itemized quote, so it's easy to take to a council meeting or an owner.
Planning ahead costs less than reacting to leaks. Regular inspections and condition reports help you see what's coming, budget for it, and schedule work in dry weather instead of in the middle of a storm.
1. Tell us about the building. Call (604) 338-5257 or send the quote form. We usually call back the same day.
2. We inspect the roof. We check the membrane or roofing, flashing, drains and rooftop equipment, and document what we find.
3. You get a written, itemized quote. It spells out the scope of work and the expected timeline, so there are no surprise charges later.
4. Our in-house crew does the work. We plan it with you around the people who use the building, and keep the site clean every day.
5. Walkthrough and paperwork. We show you the finished work, and roof replacements come with our standard 10-year warranty, with extended coverage available as an upgrade.
Commercial roofs come with edges, skylights and equipment that need proper fall protection. Our crew is covered by WorkSafeBC and works safety-first on every roof, so you're not taking on risk by having us there.
If your building is a candidate for solar, the roof underneath needs to last as long as the panels on top. Because Vancouver Roofing & Solar does both, we can plan the roof and a commercial or multi-family solar system together. See our services page.
