Vancouver Roofing & Solar crew replacing a roof on a commercial building

A new roof is one of the biggest things you'll spend on your home, and it has to handle years of heavy coastal rain, shade, moss and wind. Doing it right comes down to what's underneath the shingles: the decking, underlayment, flashing and ventilation.

Vancouver Roofing & Solar has been replacing roofs across North Vancouver and Metro Vancouver for over 15 years. We work with every roofing material, including asphalt shingle, cedar shake, metal and flat roof systems, and every job is done by our in-house crew from tear-off to cleanup.

Roof replacement

What's included in a roof replacement

Full tear-off

We remove the old roof down to the decking, so problems aren't hidden under a new layer.

Decking check

Damaged or rotten decking is shown to you before anything is replaced, so there are no surprises.

Underlayment & flashing

New underlayment and properly installed flashing at every chimney, wall, skylight and valley.

Ventilation

Roof vents checked and corrected, because poor attic ventilation shortens a roof's life.

Your choice of material

Asphalt shingle, cedar shake, metal or flat roof systems, with honest advice on what suits your home.

10-year warranty

Our standard 10-year warranty on every replacement, with extended coverage available as an upgrade.

Signs it's time to replace your roof

  • The roof is 20+ years old, or close to the end of its expected life
  • Shingles are curling, cracking, or losing granules in patches
  • You've had leaks in more than one spot, or the same leak keeps coming back
  • The roof deck feels soft or sags in places
  • Moss has lifted or damaged large areas of shingles or shakes
  • You can see daylight through the roof boards in the attic

How our roof replacement process works

1. Inspection and measurements. We look at the roof, flashing, ventilation and attic, and take measurements.

2. A written, itemized quote. It covers material options, what's included, and the timeline. The price in the quote is the price you pay.

3. Scheduling and permits. We book a date and confirm any permit requirements with your municipality.

4. Tear-off and installation. Our crew removes the old roof, checks the decking, and installs the new roof system.

5. Cleanup and final walkthrough. Full cleanup of the site, then we walk you through the finished roof and your warranty.

Choosing a roofing material for the Lower Mainland

There's no single best roof for every home. Asphalt shingles are the most common choice and offer good value. Cedar shake suits character and West Coast homes but needs more upkeep in our damp climate. Metal roofing costs more upfront but lasts the longest and sheds rain, needles and moss well. Low-slope and commercial buildings need a flat roof system like torch-on or TPO.

We'll walk you through the trade-offs for your home, your budget and how long you plan to stay, and quote more than one option if you want to compare.

FAQ

Roof replacement questions

How much does a roof replacement cost in North Vancouver?

The price depends on the size and pitch of the roof, the material you choose, how many old layers need to be removed, whether any decking needs replacing, and details like skylights, chimneys and access. Vancouver Roofing & Solar gives you a free, itemized written quote after measuring your roof, and the price on the quote is what you pay.

How long does a roof replacement take?

Most residential roof replacements take a few days. Larger homes, complex roofs, cedar shake and metal installs, or wet weather can stretch that out. Your quote includes an expected timeline.

What warranty comes with a new roof?

Every roof replacement from Vancouver Roofing & Solar comes with our standard 10-year warranty. Extended warranty coverage is available as an upgrade if you want longer protection.

How long does a roof last in Vancouver's climate?

Roughly speaking, asphalt shingle roofs last about 15 to 25 years here, cedar shake about 20 to 30 years with good maintenance, flat torch-on and TPO roofs about 15 to 25 years, and metal roofs 40 years or more. Heavy shade, moss, poor ventilation and skipped maintenance all shorten those numbers.

Do I need a permit to replace my roof?

It depends on your municipality and the scope of the work. The City of North Vancouver, the District of North Vancouver, West Vancouver and other Metro Vancouver cities each have their own rules. We'll confirm what's required for your address before work starts.

Can I stay home during a roof replacement?

Yes. Most homeowners stay home. It's noisy during tear-off, so plan for that, and we'll ask you to move vehicles away from the house and take fragile items off walls and shelves.

Do you replace commercial and strata roofs?

Yes. We replace roofs on commercial, multi-family and strata buildings as well as single-family homes, including flat and low-slope roof systems.
