How Long Does a Roof Last in North Vancouver?

Roofs on the North Shore work harder than most. Here's roughly how long each type lasts, and what affects it.

Typical lifespans in our climate

These are rough ranges for a properly installed roof. Your roof's real lifespan depends on how it was installed, how much shade and moss it gets, and how well it's maintained.

  • Asphalt shingles: about 15 to 25 years
  • Cedar shake: about 20 to 30 years with good maintenance
  • Torch-on and TPO flat roofs: about 15 to 25 years
  • Metal: 40 years or more

Why North Shore roofs often wear out faster

  • More rain than most of Metro Vancouver, especially up the mountainside
  • Tall firs and cedars that shade roofs and keep them damp
  • Moss and needles that hold moisture against shingles and shakes
  • Wind off Burrard Inlet and down the mountains lifting shingles and flashing
  • Poor attic ventilation, which shortens a roof's life from underneath

How to get the most life out of your roof

  • Get it inspected about once a year and after big windstorms
  • Fix small leaks and lifted shingles right away
  • Keep roof drains and valleys clear
  • Make sure the attic is properly ventilated
